Derek Caffe is the Principal and Founder of Code Black Properties, a vertically integrated real estate investment and development firm providing commercial real estate brokerage, construction, property management, and consulting services. Through the firm and its affiliated companies, he also invests in and develops income-producing properties in Georgia and Ohio.

Derek is a Georgia-licensed general contractor and real estate broker, with professional experience spanning residential and commercial investment properties, land development, and construction. Originally from Youngstown, Ohio, he relocated to the Atlanta metro in 2010 and currently resides in downtown Austell’s Unity Square neighborhood with his wife.

Derek has been actively involved in Austell’s planning and development efforts for nearly a decade. He has served on steering and advisory committees for the City of Austell’s 2017 and 2022 Comprehensive Plans, the 2021 Austell Livable Centers Initiative (LCI) Study, the 2023 Austell–Powder Springs Road Trail project, and the 2024 City Agriculture Plan. In addition to his advisory roles, Derek is a local real estate developer with active housing projects in downtown Austell.

Prior to his career in real estate and development, Derek served in the United States Army and is a medically retired veteran. Following his military service, he earned a bachelor’s degree in finance from Youngstown State University.

Derek is also engaged in local civic and nonprofit leadership. He is the Founder and Chairman of Create Austell, Inc., a nonprofit focused on community and economic development; a founding board member of the Austell Police Foundation; and the 2024 President of the Austell Business Association. He also co-hosts a monthly real estate investor meeting in downtown Austell as a member of the Georgia Real Estate Investors Association (GAREIA), helping to attract investment activity and foster economic development within the city center.
